Can you buy a house that is still in probate?
In many cases, yes. Estate property in Florida can often be sold while probate is still open, with the right approvals in place. We coordinate with the estate's attorney and a licensed title company so everything moves properly and transparently.
How fast can you close?
Once the estate is able to convey clear title, we can often close in days rather than months, because we buy for our own account with funds ready. If your family needs more time, we move at your pace. There is never a clock on our offers.
Are there any fees or commissions?
No. When we buy your property, you pay no commissions and no fees to us. We earn our return later, when we resell the home. Your offer is a fair price, in writing, based on an independent appraisal.
What if I want the highest price instead of a fast sale?
Then listing is likely your path, and we will say so. We market inherited homes for maximum value, advise only on repairs that pay for themselves, and explain the listing terms plainly before you sign anything.
Can you help with urgent costs like a funeral before closing?
Yes. When a cost cannot wait, we can advance funds before closing as part of your property sale. The advance is an early part of your own proceeds and is credited back at the closing table. You are never trading your inheritance away.
How long does probate take in Florida?
Every estate is different. Simpler estates can move in a few months, and others take longer. The encouraging part is that a sale can often begin before probate is finished. Your attorney can tell you what to expect for your specific estate.
What about selling an inherited house with siblings?
