Florida offers more than one route. Formal administration is the full process. Summary administration is the shorter path for smaller estates. Disposition without administration covers a narrow set of very small estates.
Your attorney decides which fits. For selling the house, the practical question is narrower: can the personal representative convey clear title, and will a title company insure it.
The 2026 change that helps a lot of Broward families
On July 1, 2026, Florida raised the value limit for summary administration under Florida Statute 735.201 from $75,000 to $150,000. Homestead property does not count toward that limit.
That is a meaningful shift in a county where a modest house in Margate or North Lauderdale can be most of what an estate holds. Estates that were told last year they had to go the long way may qualify for the shorter path now. Ask your attorney to look again.
